Heinz Lofts apartments put on display

The Ferchill Group of Cleveland will unveil its $70.2 million Heinz Lofts apartment complex on the North Shore this evening, while still considering whether to convert another industrial building in East Liberty to apartments.
The former H.J. Heinz Co. Cereal and Reservoir Buildings have been
converted into 151 apartment units. To date, 58 of the apartments have
been leased, said Frank Berceli, general manager of Amore Management
Co., the property manager and leasing agent. About 45 of the units are
occupied.

When Pamelyn McMahon shows prospective tenants the Flats at SouthSide Works, the most common reaction -- besides shaking from excitement -- is they don't feel like they're in Pittsburgh.
"I hate hearing that," said McMahon, who handles leasing for the 83 residential units. "I know that bad image of Pittsburgh is still out there, but we're trying to change that with the whole development."
With bamboo floors, granite countertops, exposed duct work, stainless steel appliances and terra cotta walls, the Flats at SouthSide Works symbolize a new movement in residential development: Loft-style living. It's not meant to attract families of four to the Downtown core. It's not for people who want expansive kitchen cabinets, green lawns or even doors to the bedroom.
Lofts cater to the very demographic Pittsburgh claims it wants to recruit and retain: The young professional.

The transformation of the old H.J. Heinz factory on the North Side into luxury apartments could be called the new Industrial Revolution.
Heinz Lofts includes the Bean, Meat, Cereal and Reservoir buildings, which were named for the commodities that were produced or stored inside them. More than 150 of the planned 267 apartments will be available this month.
Boasting great views of the Allegheny River, the Strip District and Downtown, the complex -- which formerly housed manufacturing rooms, shipping docks and test kitchens -- also will have a cafe, convenience store, community room and fitness center. The varied amenities will make Heinz Lofts "a town within a town," says Debbie Roberts, property manager for Amore Management Co. of Monroeville, which handles leasing.

Since the H.J. Heinz Co. sold several of its businesses to Del Monte Foods in early 2003, it no longer has a presence at its former factory on the North Side. Del Monte occupies six buildings, including the one with the ketchup clock as well as a production plant, research center and office buildings. A total of 1,200 employees work there.
With the sale, Del Monte also took over the production of private-label soup and baby food, which Heinz had manufactured in a newly reconditioned production line at the Pittsburgh plant. The facility had been added to the plant in 1992.
When the Heinz Lofts apartment complex on other parts of the campus is completed, Del Monte will maintain a 100-year lease on the first floor of the Reservoir building so it can access the water in the reservoir under the building for food production.
